Model Written Statement for standard fixed term contracts in Wales

The downloadable document can be used as a starting point for creating a new fixed term standard occupation contract.
Depending on individual circumstances and requirements, some terms may need to be excluded or modified, or additional terms may need to be included.
This model statement applies to all standard contracts made for a term shorter than seven years, and –
(a) landlord’s break clause under section 194 of the Renting Homes (Wales) Act 2016 shall not be incorporated,
(a) contract-holder’s break clause under section 189 of the Act shall not be in corporation
(b) This does not apply to contracts which can be terminated by notice under section 186 (landlord's notice in connection with end of term).

The Model Statement includes the key terms, and explanatory information for the parties. In particular it provides:
Within 14 days of the date you were supposed to be able to move in (the "occupation date"), your landlord must give you a written statement free of charge. If you didn't receive this statement (possibly electronically, if you agreed that it could come that way) within those two weeks, If your landlord doesn't provide you with a written statement within the first few days of your occupancy, they may be liable to pay you compensation--a daily amount not exceeding two months' rent. If the failure was intentional, however, you can apply to the court for additional damages.
It is written to tenants but applies to landlords
The terms set out your rights and responsibilities and those of the landlord (that is, the things that you and your landlord must do or are permitted to do under the occupation contract). You should read the terms to ensure you fully understand and are content with them and then sign where indicated to confirm that you are content. The written statement should be kept safe as you may need to refer to it in the future.
