These Terms and Conditions govern your use of the Tenancy Agreement Service website at tenancyagreementservice.co.uk. By using the site, you agree to these Terms. If you do not agree, please do not use the site.
1. About us
Tenancy Agreement Service ("we", "us", "our") is a UK-based provider of online guidance and legal document templates relating to residential lettings in England and Wales. The site is operated by Brad Askew. References in these Terms to "Tenancy Agreement Service" or "we" mean the operator of the site.
2. Use of the site
You may use the site for lawful purposes only. You may not use the site in any way that breaches applicable law, infringes intellectual property rights, transmits unsolicited advertising material, or harms or attempts to harm minors. You may not attempt to gain unauthorised access to any part of the site or any server, computer, or database connected to the site. You may not introduce viruses, trojans, worms, or other malicious material to the site.
3. Content on the site
The guidance content on the site is general legal information about UK residential lettings law. It is not legal advice and does not create a solicitor-client relationship. The site's author was previously a solicitor in England and Wales but is not currently in practice; the site does not provide regulated legal services.
You should not rely on the content of the site for advice on specific cases. For case-specific legal questions, consult a practising solicitor. We make reasonable efforts to keep the site's content accurate and up-to-date, but we cannot guarantee that every page reflects the most recent state of the law at the moment you read it.
Where pages have a "last reviewed" date, we have checked the content against the law as of that date. Where the law has changed since, we update affected pages as soon as practicable, but there may be a transitional period during which a page does not reflect very recent changes.
4. Legal document templates
We offer licensed legal document templates for purchase. Templates are drafted to reflect current UK law for typical residential lettings. They are not bespoke legal documents and do not account for unusual features of any particular tenancy.
When you purchase a template, you receive a licence to use the template for your own properties. You may not resell, redistribute, or sublicense the template. You may use the template multiple times within your own portfolio, modify it for your specific properties, and provide signed copies to your tenants.
Templates are provided on an "as is" basis. While we take care in their drafting and update them as the law changes, we cannot guarantee that any template is the right document for any particular tenancy or transaction. For complex or unusual lettings, consult a solicitor before relying on a template.
5. Intellectual property
All content on the site — text, images, code, design, and document templates — is owned by us or our licensors and is protected by copyright and other intellectual property laws.
You may view the site's content for personal and non-commercial purposes. You may print or download a single copy of a page for your own personal use. You may quote short extracts (up to a few sentences) for the purposes of comment, criticism, or review, with appropriate attribution and a link back to the source page.
You may not republish substantial parts of the site's content on your own website, in print, in newsletters, or in any other medium without our prior written permission. You may not use the site's content to train artificial intelligence models or large language models without our prior written permission. You may not remove copyright notices, attributions, or links from any content you reproduce under permission.

8. Limitation of liability
Nothing in these Terms excludes or limits our liability for: death or personal injury caused by our negligence; fraud or fraudulent misrepresentation; any other liability that cannot lawfully be excluded or limited.
Subject to that, our total liability to you in connection with the site or any content or service provided through it is limited to: (a) where you have purchased a legal document template, the amount you paid for the template; (b) in any other case, £100.
9. Indemnity
You agree to indemnify us and our licensors against any losses, claims, damages, liabilities, costs, and expenses (including reasonable legal fees) arising from your breach of these Terms, your misuse of the site, or your violation of any law or rights of any third party.
10. Termination
We may suspend or terminate your access to the site at any time, without notice, where we believe you have breached these Terms or where your use of the site is, in our reasonable opinion, contrary to law or good practice. Provisions of these Terms that by their nature should survive termination — including limitations of liability, indemnities, and intellectual property provisions — will survive.
11. Changes to these Terms
We may change these Terms from time to time. The "last reviewed" date at the top of this page shows when these Terms were most recently updated. Your continued use of the site after a change to the Terms constitutes acceptance of the changed Terms. If a change is material and adverse to you, we will provide reasonable advance notice through the site or, where you have an account or are on the waitlist, by email.
12. Governing law and jurisdiction
These Terms are governed by the laws of England and Wales. Any dispute arising out of or in connection with these Terms or your use of the site is subject to the exclusive jurisdiction of the courts of England and Wales, except that we may bring proceedings against you in any jurisdiction where you are resident or have assets if necessary to enforce these Terms.
