A pack of forms for ending a residential tenancy by mutual agreement (surrender). Used when both landlord and tenant want to end the tenancy without going through the formal notice and possession process.
What this pack is
Surrender is the legal mechanism by which a tenancy is ended by mutual agreement of landlord and tenant, before the natural end of any fixed term and outside the formal Section 8 process. It can save months of court time and significant legal costs — but it must be properly documented.
When to use surrender
- Tenant wants to leave early and you are willing to accept it.
- You want the property back and the tenant is prepared to leave voluntarily.
- Both parties want certainty and a clean break.
What the pack includes
- Surrender agreement template.
- Check-out checklist for inventory comparison.
- Final account statement template.
- Deposit release authorisation forms.
