What this document is

A furnished tenancy agreement creates an assured periodic tenancy under the Housing Act 1988 as amended by the Renters' Rights Act 2025. The Net Lawman template handles both furnished and unfurnished — the difference is recorded in the inventory schedule attached to the agreement.

Furniture safety obligations

Furnished lets carry additional safety obligations. Upholstered furniture (sofas, mattresses, cushions) must comply with the Furniture and Furnishings (Fire) (Safety) Regulations 1988 — look for the matchstick label confirming the foam meets the standard. Items without the label should not be left in the property.

Other furniture-related responsibilities: portable appliance testing of supplied electrical items, ensuring beds and storage furniture are safe, and recording everything in a detailed inventory.
