The day-to-day notices a landlord serves during a tenancy. Rent increases, address changes, term variations, and other administrative communications.
Rent Increase: Section 13
The statutory mechanism for increasing rent during an assured periodic tenancy. See the Section 13 notice page for the rules and the link to the prescribed Form 4.
Address for Service: Section 48
If your address changes, or if you've moved to managing the property through an agent, you must notify the tenant under Section 48 of the Landlord and Tenant Act 1987. Without a valid address for service, you cannot lawfully demand rent.
Variation of Terms
Tenancy terms can be varied by mutual agreement. The Section 6(2) notice was the formal mechanism under the old framework for proposing new terms when a fixed-term tenancy became periodic — less relevant post-RRA, since fixed terms have been abolished, but still useful where existing tenancies pre-date the RRA.
Possession and End of Tenancy
Notices to end a tenancy are covered separately:
- Section 8 notice — landlord seeking possession on a statutory ground.
- Tenant notice to quit — tenant ending the tenancy voluntarily.
- Surrender — mutual agreement to end the tenancy.
